Questions from lot buyers
Is there a deadline to start building?
No. The Residencial 1 and Residencial 2 bylaws set no deadline to start or finish construction: you build at your own pace. Until then, the lot is kept clean and the association keeps the vegetation trimmed.
How much does a lot cost and what are the terms?
The developer's prices and payment terms are presented by the specialist, according to the community, block and lot you choose. Message us on WhatsApp and schedule your visit.
Do I pay the HOA fee before I build?
Yes. Every lot owner is a member of the community association and pays the condo fee, charged per m² of the lot, which covers the gatehouse, security, roads, green areas and the clubhouse, with activities for all ages included. Paying by the due date gives a 10% discount.
When can I start construction?
Once the design is approved by the community's association and by the public authority, with a building permit. In Residencial 2, the association reviews the design with the lot's property record showing the registered deed (with or without fiduciary lien) and fees paid up.
Does the lot already have water, sewage and power?
Yes. The communities have water, sewage, power and drainage networks delivered by Alphaville. Your lot's final connections are requested by the owner from Saneago (water and sewage) and Equatorial (electricity), with individual metering.
Can I choose the lot on the plan?
Yes. The sales master plans show every block and the numbered lots with their size. The specialist tells you which are available and helps compare topography and sun orientation.
Can I have pets?
Yes, as long as they do not disturb the neighbors: inside the lot or, in common areas, on a leash and with waste picked up.
Can I drill a well or build a prefab house?
An artesian well is allowed with an environmental license and the association's authorization. Prefab houses assembled on the lot are not allowed; prefabricated elements require the association's approval.
Can I combine two lots?
Yes. Neighboring lots can be combined for larger projects, following the community's bylaws. The specialist helps you find adjoining lots available.
