What you need to know before buying or moving: where it is, how the two communities work, what the neighborhood offers today, costs and rules.
What Alphaville Brasília is
Alphaville Brasília is the urban development that Alphaville Urbanismo began building in 2010 along the DF-140, in the Jardim Botânico region. The original project, designed by the consultancies AECOM and RTKL, envisioned a complete neighborhood, with gated communities of houses, multifamily areas, retail and areas for businesses and institutions, to be occupied over decades. In the press at the time, the total site was described as more than 20 million m² (20,644,909 m², according to Alphaville Urbanismo), and the business press described it as Alphaville Urbanismo's largest project in the country.
Today the neighborhood brings together two gated communities, delivered and inhabited (Residencial 1 and Residencial 2), the Alpha Mall shopping center and the Via Horizonte residential towers. "Alphaville Planalto Central 2" is how the developer currently presents R2.
Where it is and how to get there
Alphaville Brasília is on the DF-140 highway, on the border between the Federal District and the state of Goiás, in the Jardim Botânico region, with the reference address at DF-140, km 13.5. Access is via the DF-140 from Jardim Botânico, and residents' daily routine is oriented toward Brasília.
Two recent works changed the route: the Jardim Botânico overpass, at the former ESAF roundabout, opened in November 2024, and the DF-140 widening, opened in May 2025, with 14.8 km of divided highway. Details, routes and travel times are in Where is Alphaville Brasília.

Clubs and security
Each community has its own private clubhouse, with many leisure amenities and activities all week long for residents. The R2 club has pools, a cinema, squash, courts and a soccer field. The R1 club, according to the association, has pools, courts, a gym, a spa, a restaurant and event rooms, as well as trails and a community garden. Outside the gated communities, the Associação Geral maintains nature trails, protected springs, two artificial lakes and reforestation areas.
On security, official sources confirm a 24-hour gatehouse, CCTV and computerized access control in the communities, as well as monitoring and patrols by the Associação Geral in the common areas and perimeter fencing installed by the developer.
Retail, services and growth
Alpha Mall, at the entrance to the development, houses shops, offices and the headquarters of the Associação Geral. Next to it, the Via Horizonte towers have two- to four-bedroom apartments, the only high-rise option in the neighborhood.
The master plan sets aside areas for schools, health and colleges, which accompany the growth of the neighborhood. Day to day, residents rely on the retail right next to the development and on the schools and hospitals of Brasília, a few minutes away via the widened DF-140.
Innovation is arriving too: in the area, CNI (National Confederation of Industry) is building the Integrating Institute for Industrial Innovation and the Brazilian Industry Museum, with about 15,000 m², a planned investment of up to R$ 500 million and an opening scheduled for December 2026.
Costs and utilities
Living in Alphaville involves the condo fee of your community (the association fee, charged per m² of the lot, with the clubhouse included, a 10% discount when paid by the due date and another 10% after the occupancy permit), the yearly property tax (IPTU) charged by the Cidade Ocidental city hall, with a 30% discount when paid by the due date, and the water (Saneago) and electricity (Equatorial) bills, individually metered. Building
Plans go first to the community's association and then to the public authority. In R1, the public bylaws set a 50% lot coverage ratio, setbacks of 5, 2 and 3 meters, a maximum of two stories plus a basement and a height of 10 m. See the building rules.

Who manages Alphaville Brasília?
There are two levels: the Associação Geral Alphaville Brasília looks after the common areas of the development (access roads, parks, external security and the environment), and each community has its own association, which manages the gated community, the club and construction approvals. Residents pay only their community's condo fee, charged per m² of the lot with the clubhouse included; there is no Associação Geral cost share.
Where do residents find schools and hospitals?

Which companies supply water and power in Alphaville Brasília?

What is the CNI Integrating Institute in Alphaville Brasília?
It is the Integrating Institute for Industrial Innovation (Instituto Integrador para Inovação Industrial), a project of the National Confederation of Industry (CNI) in the Alphaville area, with access via the DF-140. With about 15,000 m², it will have laboratories, technology and biotechnology centers, teacher training and the Brazilian Industry Museum, and will support the SENAI Technology and Innovation Network. The planned investment is up to R$ 500 million and its opening is scheduled for December 2026.
