Lot size: the deciding difference

The structural difference between the two is the lot.

In R2, lots range from 450 to 617 m², according to the official fact sheet. On a 450 m² lot, with the bylaws’ parameters (50% coverage and setbacks of 5, 2 and 3 m), you are left with a well-defined building footprint. A good single-story house with three or four suites fits, or a larger two-story house, in a compact, easy-to-maintain plot.

In R1, lots are larger on average, and that is where plots above 700 m² and even above 1,000 m² appear. For anyone who wants a spacious single-story house, a generous recreation area or more distance from the neighbors, R1 is usually the starting point.

Practical tip: before comparing prices, define the house program (single-story or two-story, number of suites, pool). With that, the choice between R1 and R2 often settles itself.

Club and daily life

Each community has its own private clubhouse (there is no club shared by both), maintained by its association:

  • R2: a private clubhouse with a cinema room and squash, a lap pool, decks, a solarium, a soccer field and activities all week long.
  • R1: a club with pools used for swimming and water aerobics, tennis, beach tennis, a gym, a spa with sauna, a restaurant, event rooms and barbecue areas. The association also highlights trails and a community garden.

In practice, the club matters more for families with children and for people who play sports regularly. It is worth visiting both on a weekend to see how busy they are.

Bylaws: predictability counts

The R1 bylaws are public: before buying, you can check what can be built on that lot, including rules by block (blocks C, J, M and U require a single-block house). See the summary in building rules.

Each club belongs to its own community and is managed by the respective association; access is for members of that community and their registered guests. If using both clubs matters to you, confirm the current rules with the associations.
