What Residencial 1 is
Alphaville Brasília Residencial 1 was launched in July 2010 and was the first gated community of Alphaville Urbanismo's development on the DF-140. Designs are approved by the association and then by the public authority.
There are 498 residential lots in blocks A to Z, according to the subdivision bylaws. According to Alphaville's official fact sheet, lots range from 546 m² to 1,160 m².
Rules that most affect your plans
- Single-family homes only (a house with a detached annex, or a single-block house). Blocks C, J, M and U require a single-block house.
- 50% lot coverage ratio, floor area ratio of 1.0 and 30% permeable area.
- Setbacks of 5 m at the front, 2 m at the sides and 3 m at the back; up to 2 stories plus a basement and 10 m in height.

According to Alphaville's official fact sheet (2011), the 498 lots range from 546 m² to 1,160 m², averaging about 600 m². To subdivide a lot, the bylaws require at least 540 m² and 14 m of street frontage.
What does the Residencial 1 club have?
According to the R1 association, the club has pools, tennis and beach tennis courts, a multi-sport court, a soccer field, a gym, a spa with sauna, a playground, a game room, a party room, a restaurant and barbecue areas, as well as trails and a community garden.
